HOW MUCH SHOULD A HOME INSPECTION COST?
The fees for professional home inspectors will vary from company to company. It is important to remember, however, that it is the inspector’s experience and ability to identify defects that will ultimately protect you from potential hidden liability. The services of a veteran inspector with many years experience will undoubtedly cost a little more than less experienced inspectors, but the value of their increased knowledge will greatly exceed the modest additional cost. In today’s market, the cost to repair or remedy a missed defect FAR exceeds the tiny premium paid for the very best in inspection services.

Beware the super-discount inspectors! They frequently have minimal experience and are not properly insured. Many tend to leave the inspection industry as fast as they enter it. Veteran inspectors, on the other hand, with hundreds or thousands of inspections, typically have been in a house of similar construction or style as yours and can immediately identify the potential issues. They may also bring historical neighborhood data with them such as common plumbing, roof or siding issues that originate back to original construction. This invaluable data and knowledge is gained only through many years of experience and continuing education.

Remember, you are about to embark on one of the largest investments of your life. Choose your inspector with confidence and select one that will be there if and when you need them!

WHEN SHOULD YOU PAY THE INSPECTION FEES?
Payment is usually expected at the end of the inspection unless other arrangements have been made. Usual forms of payment are check or cash. Some inspection companies accept major credit cards. To avoid misunderstandings, ask the inspection company beforehand which method of payment is preferred.

Most inspection companies will not invoice their fees with the closing because it can be construed as a conflict of interest. Inspection companies should not benefit in any way by a real estate closing, and often, their insurance will not cover them if the inspection has not been paid for. While very rare, there are always unscrupulous companies in every industry that may be tempted to gloss over their findings for fear of not getting paid at a later date!

INSPECTION FEES (Cuyahoga and parts of Lake County - otherwise call for quote)

Single Family Home:   up to 2500 sq. feet     $250.00
                            
Above 2500  price is 10% of the sq. footage.
EXAMPLE: a 3200 sq. foot home will be $320.00

Multi family units: Call for quote

 

RADON TEST FEES:    $145.00 if we are doing at time of home inspection
                                 $175.00 if we are just performing the Radon test
